Our commnuity partners are actively measuring and seeking to improve econonmic and community success in Bailey’s Crossroads and Seven Corners. There are also a number of programs and initiatives aimed at enhancing pedestrian safety and connectivity, vehicular circulation, community appearances, place-making, and recreational opportunities.

Bailey’s Crossroads and Seven Corners Commercial Revitalization District

The Bailey’s Crossroads Commercial Revitalization District (CRD) is centered on the interchange of Leesburg Pike and Columbia Pike and encompasses approximately 9 million square feet of commercial development, and roughly 3 million square feet of residential development across 431 acres of land. 

Economic Incentive Program

The Fairfax County Economic Incentive Program (EIP) provides financial incentives including a ten percent reduction of site plan fees and a partial abatement of the real estate taxes on the difference between the base value of a property and its post-development value, including any increase or decrease in the annual assessed value of the tax-exempt portion of the property. In addition to the financial incentives, there are regulatory incentives such as expedited scheduling of zoning applications, concurrent processing of a Comprehensive Plan amendment and zoning application, and concurrent processing of a site plan with a zoning application.

Culmore Pedestrian Improvements

Following tragic pedestrian fatalities and a study by the Coalition for Smarter Growth in tandem with CASA, VDOT is evaluating identified pedestrian safety improvements along Route 7 (Leesburg Pike) in the Culmore area.

Envision Route 7

The Route 7 Corridor Transit Study is an in-depth assessment of the Bus Rapid Transit (BRT) planned for the Route 7 corridor between Tysons and the City of Alexandria.

Seven Corners Phasing Study

Transportation phasing analysis conducted by the Fairfax County Department of Transportation (FCDOT) to determine the projected order in which transportation improvements should be implemented in the Seven Corners area to improve operations and mobility for all users.
